For apartment buildings & property managers
Make lease takeovers free and documented for your residents.
When a resident needs out mid-lease, the two people still have a side deal to settle: who covers part of the rent, a lease credit, the condition of the unit. Avouch puts it in a signed agreement with move-in photos, and your building can sponsor it for 25 cents a bed a month plus Stripe's charges at cost.
Per-bed fee by building size
$50
a month for 200 beds
$125
a month for 500 beds
$250
a month for 1,000 beds
Who pays what. When you sponsor Avouch, your residents' Avouch fees are covered, and you pay Stripe's charges on payments between them.
Your building
Your building sponsors Avouch
25 cents a bed a month, plus Stripe's charges at cost
Stripe's charges apply only to automatic payments between your residents, about $7.47 on a $500 payment. The per-bed fee and those charges come on one monthly bill, and you can stop any time.
No sponsor
Nothing to Avouch
Your residents pay the fees below instead.
The outgoing resident
Your building sponsors Avouch
No contract fee and no monthly fee
Both covered by your building. On a bank payment, Stripe's charges are covered too, so the resident receiving it gets the full amount.
No sponsor
$5 contract fee, once
Charged only after both residents have signed. Plus $2.50 on each automatic monthly payment, in the 24 states where payments run automatically.
The incoming resident
Your building sponsors Avouch
No monthly fee
Covered by your building. On a bank payment, Stripe's charges are covered too, so the resident receiving it gets the full amount. No contract fee either way.
No sponsor
$2.50 on each automatic monthly payment
Only in the 24 states where payments run automatically. No contract fee.
Rent still goes to your building
The incoming resident pays rent to your building under the lease, as before. The only money that moves between the residents, through Stripe, is a side amount they agreed, if there is one. Avouch never holds the money and takes no cut.
Your relet fee stays yours
If you charge a relet, transfer or lease assumption fee, you set it and collect it, as you do now. It's separate from Avouch, and Avouch takes no part of it.
Card processing
A resident who pays by card still pays up to 3% card processing, even when you sponsor. Bank transfer adds no processing fee for the resident paying. Without a sponsor, Stripe's own charges for moving the money come out of what the receiving resident gets, at cost.
What your building gets. Every lease takeover, on the record.
Tours
A perk for every tour
A signed agreement and dated move-in photos for every lease takeover, in one line your leasing team can say on tours and put in the welcome email.
Move-in
A dated move-in record
Timestamped photos of the unit at handoff, acknowledged by the incoming resident and saved with the agreement.
Setup
Nothing for your staff to run
No integration and no training. Residents start from one link.
Relets and assumptions
Your relet process stays yours. Avouch doesn't replace your relet or assumption paperwork, and the new resident still goes through your screening.
Founding buildings pay no per-bed fee until July 31, 2027.
We're signing our first buildings now and building the resident fee waiver, the monthly bill and the dashboard with them. In return, you tell us what works and let us share the results as a case study. You still pay Stripe's charges at cost on money that moves between residents. After July 31, 2027, it's 25 cents a bed a month, and you can stop any time.
Live today: the agreement, e-signatures and move-in photos in all 50 states and D.C., and automatic monthly payments between residents in 24 states. Avouch is a documentation tool, not a law firm, and doesn't give legal advice.
From the founder
“Both of my own lease handoffs, at student buildings, broke down on the side deal with the other person, not on the lease. I lost $1,400 on a credit nobody put in writing. Avouch is the piece that was missing.”
Put every handoff in writing.
Your residents will hand off leases either way. This is the version with an agreement behind it.
