Where automatic payments run: $2.50 from each side, only on months money actually moves. Nothing up front, nothing until a deal is actually signed.

Rides along with each monthly payment, on top of the one-time $5 contract fee. A month where no money moves costs nothing.
The money moves from bank or card into the other person's bank on schedule, every month. Card adds up to 3% processing.
Everywhere else
Without automatic payments
The contract fee, charged to a saved card the moment someone takes the place. The only charge.
You and the other person pay each other directly, as normal.
In both, always
- A real e-signed agreement, following the ESIGN Act and UETA
- Both signatures with a certificate of completion
- Timestamped move-in photos of the place
- One link, sent to as many people as you like
- A signed copy emailed to both of you

The same price whether rent is $600 or $2,000. No subscription, no listing fee, and no cut of the rent itself.

Everywhere else the agreement, the signatures and the photo record work exactly the same, and you pay each other directly. We add states as the legal review of each one finishes.
