Offices tell us they cannot be involved in the specifics of an exchange between two students. This is built for that.

It starts after the match
A listings board, a Facebook group, a newsletter post: whatever you already use to help students find each other keeps working as it does now. Avouch has no listings and no roommate matching. It picks up once two students have already agreed.

Many offices already post a blank sublease PDF, which is the right instinct. A PDF cannot fill itself in, get signed or stay on file. This is that agreement, completed and e-signed under the federal ESIGN Act and state UETA laws, with a certificate of completion and a copy in both students' inboxes.

The agreement is standardized, so neither student is drafting terms from scratch. Avouch is not a law firm and does not give legal advice; it produces a record two students both signed and a dated photo record of the unit.
If the buildings near you run official lease takeovers
That process should stay where it is. It does not cover the deal between the two students: who covers part of the rent, a credit on the lease, the condition of the place at the handoff. That is the part Avouch documents, and the part that comes back to your office as a complaint.

If subletting is something your students deal with and this looks useful to them, a line on your off-campus housing page is everything we are asking for.
Nothing charged until both sign
Then the student moving out pays a one-time $5 contract fee, and in the 24 states with automatic rent each side pays $2.50 per monthly payment. Stripe's charges for moving the money come out of what the receiving student gets, at cost. Paying by card adds up to 3%. Stripe moves the money; Avouch never holds it and takes no percentage of the rent.
