Indiana's two biggest college rental markets run on the academic calendar, not the calendar year, and that mismatch is exactly why sublets happen.

The 12-month lease problem

Most student housing near IU and Purdue is leased for a full year, August to August, even though the school year ends in early May. Students who study abroad in spring, graduate in December, or land a summer internship in Indianapolis or Chicago end up paying for months they will never live there, unless they sublet. That is why the busiest sublet windows in Bloomington are October through December (students arranging spring coverage) and March through May (summer coverage).

Where the deals actually happen

IU sublets mostly change hands in Facebook groups and word of mouth around the near-campus neighborhoods, the blocks along Kirkwood, near the stadium, and the big purpose-built student complexes on the bus lines. Purdue's market works the same way around Chauncey Hill and the Village. Almost none of these deals involve the leasing office beyond a consent signature, which means the sublease itself is on the two students to document properly.

Get the landlord's consent in writing

Most Bloomington and West Lafayette leases require the landlord's or management company's written approval before a sublet. Big student-housing managers usually have a standard form for this. Get that approval first, then put the student-to-student terms, rent, dates, deposit, condition, in a signed sublease agreement of their own. The management form protects the landlord; the sublease agreement is what protects the two of you.

Can a landlord refuse subletting in Indiana?
